- More than 22 guests: 23–25 guests, the night is 10% more; 26–30 guests, the night is 20% more.
- A 50% deposit holds the dates; the rest is due 30 days before arrival.
- Cancellation: 60 days or more before arrival, a full refund; 59 to 30 days, the deposit is kept; closer than that, or a no-show, no refund. A stay with any night from 20 December – 10 January: the deposit cannot be refunded.

## The house
- Land: about 25,600 sq ft (2,380 m²), with a lawn down to the lake.
- Pool: 10.7 × 6.1 m (35 × 20 ft), 1.2 m deep, with a built-in jacuzzi and a baby pool. The lake is for kayaks and the boat, not for swimming.
- A team of 14: a manager, housekeeping, an executive chef and the kitchen crew, maintenance, security, and the garden and pool team.
- A generator for the whole property; 300 Mbps fibre with Starlink as a second line.
- Parking for 8 vehicles inside the gate, space for a bus, and quarters for drivers.
- A baby cot and a high chair. A laundry service, charged separately.
- Smoking in the designated area only. Day visitors with our approval. Parties are welcome within Sri Lankan law, without disturbing the village. Pets are allowed.

## Questions
**Is anyone else staying while we are there?**
No. The whole property is booked for your group, so the pool, the lakefront lounge, the co-working room and the garden are yours alone. The team who look after the house are on site.

**Where is the villa, and how far is Galle?**
On the shore of Koggala Lake in southern Sri Lanka, near Habaraduwa: five minutes from the beach, about thirty minutes from Galle Fort and about two hours by road from Colombo airport.

**How many of us can stay?**
11 rooms, with 22 guests included and up to 30 by arrangement: one Nirvana Suite, four Zen Doubles, two Zen Twins, two Zen Triples and two Family Rooms. Every room has a private balcony and a lake view.

**What does the whole villa cost?**
From USD 700 a night between May and September to USD 2,500 at Christmas and New Year, for all 11 rooms and 22 guests, with breakfast every morning and taxes and service included. Above 22 guests the night costs more: 10% for 23–25, 20% for 26–30. Stay 5 nights or more and the whole stay is 10% less; book 60 days ahead and pay in full for a further 10%. Send us your dates and numbers and a person will quote the house for them.

**What is included?**
Breakfast every morning, the pool, the lakefront lounge, the co-working room, 300 Mbps fibre wifi, daily housekeeping and a welcome drink. Children under six stay free. Dinner, lunch, transfers and activities are extra.

**Can the kitchen cook for the whole group?**
Yes. Half board adds dinner and full board adds lunch as well, for the whole group and at the times your days need. There is a plant-based choice at every meal.

**Can we swim in the lake?**
No. The lake is for kayaks and the boat; the pool is for swimming.

**Can you arrange transport for the group?**
Yes. We arrange transfers from Colombo airport, about two hours by road, and quote them for the size of your group. Tell us your arrival times and we will coordinate the cars.

**How do we book the whole villa?**
Send your dates and the size of your group on WhatsApp, by email or with the form on this page. A person checks the dates and quotes the house. A 50% deposit holds your dates, and the rest is due 30 days before you arrive.

**What if we have to cancel?**
60 days or more before you arrive, you get everything back. From 59 to 30 days before, we keep the deposit. Closer than that, or if you do not arrive, there is no refund. If your stay has a night between 20 December and 10 January, the deposit cannot be refunded, and nor can an early-bird booking paid in full.

**Is there a minimum stay or group size?**
Yes: 3 nights, and 10 guests or more. If you are a smaller group, or want only part of the house, ask us and we will price it for you.
